Terms and Conditions (of Booking)

Check out - before 10.30am

Please note that large coaches are unable to access the lane to the bunkbarn due to a humpbacked bridge so please travel in mini-buses or cars.

Deposit: To help keep our prices low we do not charge you a cleaning fee. Instead we take a deposit of £200. So it is the responsibility of the hirer to ensure that the bunkbarn and its outside area and BBQ is left clean and tidy and follow the cleaning check list on the barns notice board (it doesn`t take long with many helpers). If necessary an extra cleaning charge of £75 will be taken from the deposit -  Any damage to the bunkbarn and its contents will be paid for from the deposit.

Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment.

Cancellation: Full payment is required at the time of booking. If you need to cancel your booking our cancellation policy is as follows:-

You must notify us of you intention to cancel through the “Contact us” section of our website or email.

If notification is received more than 90 days prior to the start date of the booking then the full cost of the booking is refunded.
If notification is received more than 30 days (but less than 90 days) prior to the start date of the booking then half the cost of the booking is refunded.
There is no refund for cancellations made less than 30 days from the start date of the booking.
For this reason you may wish to take out cancellation insurance.

Non-availability: We would only cancel your booking if your accommodation was unavailable for reasons beyond our control and we would refund all monies paid by you. Our liability would not extend beyond this refund

No dogs are allowed. (Assistance dogs welcome)

Smoking is strictly forbidden anywhere in the barn or in close proximity to it. Please do not discard any butts anywhere on the property.

Please be respectful of the neighbouring properties and keep noise to a minimum - especially at night.

Please do not bring either fireworks or chinese lanterns - they endanger the livestock.

The owners have the right to ask any person to leave whose behaviour is unacceptable.

Bedding is not provided on the bunks, only a mattress. Please make sure you bring all your bedding with you including pillows. Towels are not provided.

Please bear in mind that the barn is situated on a working cattle farm with all the odours and noises that go with it mainly during the winter months when the cattle are in the shed, if this does not suit you, do not book!

All children must be supervised by a responsible adult at all times as this is a working farm .

The parking and recreational areas of the barn are fenced. For the safety of guests it is very important that they do not roam beyond these areas.

 Please note that due to the rough wooden floors the bunkbarn is not suitable for very young children who are still crawling. We advise guests to bring indoor shoes/slippers to wear whilst inside the barn.

No children under the age of 6 are allowed on the top bunks.

Wifi is free of charge. The service is reliable and fast (20Mb/sec) but should it fail at any time, this is likely to be beyond our control and although we will do our best to get the service back there will be no refunds for the loss of service.

No outdoor boots or wet clothing to be taken into the sleeping areas or bathrooms, these should be removed outside and placed in the drying room. 

The Bunkbarn is self catering accommodation and while there should be adequate supplies of hand soap and toilet paper for most groups for a weekend, please consider bringing extra if you are staying longer.

There is central heating in the bunkbarn as well as a woodburning stove (with free logs) , this combination usually provides adequate heat for most groups, however, we advise bringing plenty of warm clothes and bedding during the colder months of the year as the barn can be draughty.

Exmoor National Park has some of the most varied walking in England. We offer guided walks and walking safaris so that you can experience the special places that are hard to find on your own. We can include a pub lunch or cook up a homemade picnic for lunch with a wonderful view. Or come stargazing in Exmoor`s dark sky reserve, followed up with a delicious roast dinner at our traditional Exmoor longhouse. Our themed walks bring in a little local history, or join us for a map reading course or rainy day activity.

Exmoor Facts?

Did you know that Exmoor is named after the River Exe and it's moorland reaches in to both West Somerset and North Devon. Exmoor was made a National Park in the 1950s. However, more recently, parts of Exmoor were made ‘special sites of scientific interest’ and because of this, protection is afforded to certain types vegetation in the area. Exmoor is a paradise for the geologist and geographers. It has over 30 miles of coastline where there are rocks over 4 million years old!
